Three factors do most of the work
Fire risk assessment pricing is not arbitrary. It tracks how long a competent assessor needs on site and how much analysis the building demands afterwards. Three factors do most of the work: the number of storeys, the total floor area, and the complexity of the evacuation strategy. A three-storey converted terrace with a simple single stair is a different job from a six-storey block with a stay-put strategy, a dry riser, a commercial unit at ground floor and a basement bin store.

Why the cheapest quote is usually the most expensive
The Fire Safety Order does not ask whether you paid for an assessment. It asks whether the assessment was suitable and sufficient and made by a competent person. Enforcement action, insurance disputes and lender enquiries all test the report, not the receipt. A bargain report that lists no significant findings in a building with wedged fire doors and a dead emergency light does not protect anyone — it simply documents that you were told everything was fine. We would rather quote honestly, find what is actually there, and give you an action plan you can defend.
