    The law after Grenfell

    Fire doors hold the line.
    When it matters most.

The Fire Safety (England) Regulations 2022 put Grenfell Tower Inquiry recommendations into law. Exactly 11 metres does not trigger the quarterly and annual checks; higher-risk buildings carry further duties.

“An inspection report alone does not repair a defective door or establish that the whole building is safe.”

Awais Sarwar, from his legislation guide

    Resident information

Responsible Persons give residents information on fire doors in residential buildings with two or more sets of domestic premises.

    Communal doors: every 3 months

Where the top storey is more than 11 metres above ground, check communal fire doors at least every 3 months.

Flat entrance doors: every 12 months

In the same buildings, use best endeavours to check flat entrance doors at least every 12 months — and record access achieved.

Source: Regulation 10, Fire Safety (England) Regulations 2022; GOV.UK fire door guidance revised August 2025.

Awais Sarwar’s original Team EPC report recorded 29 doors: 6 passed and 23 failed the recorded checks. Awais subsequently confirmed that identified items were addressed and reviewed on a return visit.
